ADU Case Study
Promodeling, Inc. recently completed a garage conversion ADU project for a homeowner in Berkeley, CA who wanted to utilize the space for visiting family members with the possibility of renting it out in the future.
“When we bought the property, the space was unpermitted, and we were using it as a TV room,” says the homeowner. “Later, we decided to convert the space to a safe living area for visitors or renters. We hired Promodeling to help with the design and construction of the project and we’re very pleased with the final results.”
Thanks to the state’s expedited permitting approval process, the city of Berkeley was required to approve the building plans within 60 days of submission – effectively shaving about six weeks off of the total project timeline. Being as the project was a garage conversion, the city also waived the carport requirement. These alleviations are meant to help ease the process of building ADUs in cities suffering the most crushing housing shortages. Berkeley is one of those cities.
The Promodeling crew self-performed all of the steps of the construction process on this 3-½ month project, adding square footage to allow space for a kitchen, reinforcing the foundation and ensuring all local building codes were strictly adhered to. The finished ADU came out to a total of 320 square feet and includes a full kitchen, full bath and a Murphy bed to save space. The unit can comfortably house two adults.
